FAQS

Bathed by the Mediterranean Sea, the Costa del Sol covers more than 150 kilometres of coastline in the province of Malaga, in the south of the Iberian Peninsula, from the cliffs of Maro to the wide, quiet beaches of Manilva and Casares.

Its name is no coincidence, as more than 325 days of sunshine a year together with the benevolence of the climate give us the key to this paradisiacal place with all kinds of beaches to suit all tastes.

Each beach has its own charm: Some more bustling, others quieter and more solitary, some virgin and others equipped with the most advanced services. On the Costa del Sol you will find your own paradise.

This coast strip in-between the Atlantic coast of Cadiz and Nerja, in the Eastern part with the Coast of Granada, this area has developed a wide activity of tourism with its calm, warm and transparent waters and its rich landscapes where numerous beaches are distributed between the mountains and the sea.

When we find ourselves in such a wide area, with so many options and styles capable of pleasing so many different types of people, it is quite complicated to decide which place is better than another, as they all have something special that differentiates them from the rest and each one is the choice of many to live...

The family beaches of the Eastern Costa del Sol, the bustle and museums of the capital, Malaga, the animation of Torremolinos or the beaches of Benalmádena, Fuengirola or Mijas... The luxury and sophistication of Marbella, with Puerto Banús, or the tranquillity of Estepona... The good weather accompanies them all.... The good weather accompanies them all!

The bigger part of the properties bought in Spain are done so without the need to take out a mortgage from the bank, but would there be financing for this type of operation if the buyers wanted it?

Normally, the conditions required for financing the purchase of a first home are usually less restrictive than for a second home, and even so, the purchase of the latter is also usually financed.

The bank assumes greater risk when granting mortgages for the purchase of a non-regular home. It should be borne in mind that, if the first home or habitual residence is mortgaged, the bank will consider the current mortgage repayments to calculate the debt and both repayments should not represent more than 40% of the income of the owners. A common practice is to also mortgage the main home to buy the second home.

The current data offered show that most of the properties purchased as an investment did not need a mortgage, either because they have savings or because they have the finance obtained is by different ways (inheritance, donation, etc.).

There are many factors to consider when pricing your house if you have decided to put it on the market and sell it. Depending on where it is located, some reasons will have more influence than others, although, all selling points will have to be considered in one way or another in the final price... Location, property size, type, year of built, facilities, views, property with needs of reformation or ready to move in, etc...

Often happens that the value that we think our house has, may not coincide with the value that the future buyer has. As a seller – when putting a property up for sale –you should be prepared , to carry out a negotiation on the price if a buyer is showing firm interest in the property and decides to make a formal offer.
It is important to know that, between the market price, the offer or starting price and the final sale price, there is usually a variation of between 5% and 20%.

Once we have determined the price of your house and we have put it on the market, we can evaluate it according to, for example, the interest shown in the property, the visits received, or the offers presented. If there are no visits, and therefore no offers, the price is possibly above the market price. If there are many visits and many offers, you can try to raise the price a little to obtain a higher profitability... and if the visits and offers are moderate, you can conclude that the chosen price is fine, and it is not necessary to change it.

If you have thought selling your property, you will surely have also considered, and very seriously, putting the marketing and sale in the hands of professionals, in the hands of experts who will advise and inform you and make the whole process much easier and more agile. And for that, there is no one better than Villa One.

Apart from saving time, there are many other advantages that make real estate agencies the best option when selling a property.
